location:
The property located on the outskirts of the city, in Tucznawa. There are industrial companies in the area: URSA, ArcelorMittal Poland SA, the "Przyjaźń” Sp. z o.o coking plant.
Road access from a variety of directions. In the vicinity, are national roads DK-1 Cieszyn-Gdańsk and DK-94 Cracow-Wrocław.

Property of an irregular shape, undeveloped, vacant. The terrain has significant differences of level, to a total extent of approximately 48m. There exists the possibility of dividing the property in compliance with the conceptual design projections for the division of the property - plots from 2ha to 25ha. As a result of ongoing subterranean karst-like processes, development of one part of the property is impossible. The District is in possession of eco-physiographical studies of the investment land.

Power:
- 6kV line within the plot’s boundary
- available power: approx. 3MW; in the immediate vicinity, there is the 400/110kV Tucznawa plant. To ensure a 10-40MW power supply, construction of a 110kV line is required.
- in the vicinity, 6/0, 4kV stations, Idzikowski, Tucznawa 2 and Sikorka 3.
Water: according to information supplied by the Water and Sewage Company in Dąbrowa Górnicza, there exists the possibility of double-sided power supply:
- from PE water main of 160mm diameter; connecting systems on ul. Szosowej and ul. Idzikowskiego; volume of water intake equals 17l/s, i.e. 60m3/h;
- in the event of greater demand, construction of a 225o diameter water system of a length of 850mb is necessary, with the possibility of a 58l/s intake, i.e. 210m3/h;
Sewage system: according to the information of the Water and Sewage Company in Dąbrowa Górnicza, there is the further option of sanitary sewage channelling.
- to the 500mm diameter interceptor sewer in ul. Sikorskiego, the development of a sewage pump house would be needed.
- system from ul. Szosowej: construction date dependent on the date of the channel section completion as determined by the programme of water and sewage systems organization in Dąbrowa Górnicza District.
- rainwater drainage system: according to information supplied by the Water and Sewage Company in Dąbrowa Górnicza, rainwater sewage, after it is pre-purified, should be channelled into the River Trzebyczka, once the conditions for doing so are received from its administrator, i.e. from the management board of the Water Balance and Irrigation Office in Katowice.
River regulation works need carrying out for a distance of about 6∙16km, and construction of two reservoir tanks on rainwater interceptors.
Gas: according to information supplied by the Upper Silesian Gas Company (Górnośląska Spółka Gazownictwa Sp. z o.o.) in Zabrze, there is the option of gas system supply to the boundary of the property:
- system in ul. Szosowej - extension of the system necessary to a distance of 1200m; DN 100 of average pressure, gas fuel supply at a level of approx. 800m3/h
- system in ul. Gospodarczej – modernization of the system necessary to a distance of 800m; DN 150, gas fuel supply at a level of about 1200m3/h;
- from the Strzemieszyce direction – extension of the system necessary to a distance of about 5km; possible provision of gas fuel in larger quantities.
use in land development plan:
Industrial and services land.
Basic zoning: multi-functional industrial and service zone.
Acceptable zoning: storage sites, garages, items of technical and communications infrastructure. The zoning plan does not specify the surface area of the possible development.
access:
Via a local road, ul. Idzikowskiego. The design specification of the area included is in preparation. The inclusion of the area is to be enabled by means of a link road to DW 796. Access from ul. Królewska, a local road (6m road surface width), and from ul. Zagrabie, an internal unmetalled road (5m road surface width), via ul. Łosień.

259∙4873ha. Part of the area (99∙5 ha) is included within the Katowice Special Economic Zone.
owner:
Dąbrowa Górnicza District Council, full ownership. The property has its land register kept at the Dąbrowa Górnicza District Court, KW 27120 and KW 28742, KW 33808.
